Michael Barrett Partnership provided full Quantity Surveying services for the development of the Mater Private Hospital in Cork, a significant healthcare project comprising a 13,500 m², seven-storey facility with two basement levels, delivered within a live business park environment. The hospital includes 75 private en-suite bedrooms, day rooms, consultancy suites, six operating theatres, an MRI suite, a CAT lab, X-ray facilities, and a range of specialist centres including Heart & Vascular, Orthopaedics & Spine, Respiratory, and Urology, alongside a fully equipped Emergency Department.
From the outset, the practice undertook detailed cost planning, beginning with the initial budget estimate at preliminary stage and continuing through design development with rigorous cost checks and preparation of pre-tender documentation. Michael Barrett Partnership managed the tender process, including analysis and reporting, and provided ongoing financial control during construction through interim valuations and cost reporting. Particular emphasis was placed on health and safety, with all associated costs carefully integrated into the project budget and key risks identified early, including construction phasing, site logistics, and access arrangements. The service concluded with the negotiation and agreement of the final account, ensuring the project was delivered successfully, in line with budget expectations and operational requirements.
